Does Print Advertising Still Work? It SOLD this home in 1 day!


We've all but phased out print advertising due to the high cost and low level or return. Many of you have probably done the same and shifted more toward online advertising etc. Needless to say, when the opportunity to have one of our listings featured on a recent issue of the "Find a Home" Magazine at a reduced rate surfaced, we were still a little hesitant. McGuire, the team mascot!


Although not an official member of the team, there is no doubt this guy is a friend of everyone at the office. His name is McGuire and he is a 1 year old Kerry Blue Terrier. In public, Mcguire is often confused for a giant schnauzer, or even the dog on the local Toyota commercials! (which is a giant schnauzer) While he is neither of those, he is an amazing companion and friend to everyone- especially the TSB staff. I just wanted to take a minute to introduce him to all of you as he has become the unofficial team mascot and will soon be appearing on our website and various advertisements. Keep an eye out for this large friendly pooch and be sure to say hello if you see him “out and about”. He has been known to frequent dog parks, the local PetSmart and go on late night walks with me. Pensacola Real Estate Market Conditions

I recently stumbled upon an interesting article in the Sarasota-Herald Tribune which I found informative and somewhat indicative of the Pensacola Real Estate Market. The article is qouted below.

"Florida’s premiere economist believes that the downturn in the residential real estate market is over.That does not mean that Floridians will see much improvement in the months ahead. But barring a sharp increase in oil prices or some other earth-shattering event, market conditions are not likely to deteriorate.
“I argue that housing has stopped going down,” Hank Fishkind said. “It is weak. It is painful, but it is not going to get any worse.”
For the several hundred builders, developers, Realtors, Florida mortgage brokers and other members of Southwest Florida’s real estate industry at Lakewood Ranch Country Club Thursday, these comments came as a relief after two of the the toughest years in more than a decade.
Since the height of the boom in 2005, new home closings in Sarasota and Manatee County have fallen from 530 per month to 220, while at the same time, existing closings have dropped from more 2,050 a month to less than 550 per month.
But with the sharp decline in housing starts - from around 14,000 in 2005 to 4,500 projected for 2007 - Sarasota and Manatee County have stopped adding inventory.
“Housing starts have fallen below new home closings, which means we are starting to eat into inventory,” Fishkind said. “We are at the bottom, but this bottom is going to take a number of months to get better.”
He predicted that Sarasota and Manatee will burn off excess inventory this year, and that sales will improve in 2008 and 2009.
New construction will also begin to pick up. But home prices are not likely to move upward for another 24 to 36 months, even with Florida mortgage rates remaining near historic lows.
When it comes to the region’s condo market and sales of raw land, however, Fishkind was not nearly as ebullient.
“Ugly, ugly,” was how the economist referred to the condo market, in which sales have plunged to about 120 per month from about 600 per month during the boom.
“Volume is really low,” said Fishkind, during an earlier presentation before the Sarasota County Commission.
“People who are closing on condos now and thinking of reselling them are going to find that there is no liquidity.”
Prospects for land sellers are even worse.
“Land prices were bid up in the expectation of rising home prices,” Fishkind said.
“We all know that didn’t happen. Prices have not returned to equilibrium. It is a dangerous place to be.”
With regard to the overall economy, Fishkind said he is surprised it has remained as strong as it has, especially given the sharp increase in energy prices and the collapse of the national housing market.
Gross Domestic Product, or GDP, has dropped from about 4 percent to 2 percent, but Fishkind does not forecast a descent into recession.
“If consumer spending stays strong, we can have a strong economy,” Fishkind said.
Of course, some areas in the country are faring worse than others, and one area that has been particularly hard hit is the Midwest.
That is bad news for the Sarasota-Bradenton metropolitan area because so many of its transplants come from that part of the country, Fishkind said.
Nevertheless, people around the country are still able to sell their homes and are still coming to Sarasota and Manatee counties.
The rate may have dropped from 20,000 a year to 17,000 a year, but growth is growth.
As for the biggest problems facing Florida’s Legislature - insurance and property tax reform, Fishkind said more work needs to be done.
“Did we get insurance reform?” Fishkind asked.
“We got a short-term reduction in rates and short-term stabilization of the reinsurance market, but we still have long-run problems.”
Fishkind said he is glad the Legislature has not done anything foolish with regard to taxes yet. He said that the only way Floridians can find real relief is if legislators cut school and law enforcement funding.
That is because those two areas have soaked up most of the tax increases in recent years as record Florida home mortgage loan applications fueled a housing boom of unprecedented proportions."

Our view on the Pensacola market can best be summed up in a reprint of an article that appeared on Yahoo on January 7th.

Real Estate Sky Won't Fall: Here's Why

Real estate hasn't made much of a case for itself lately and it's not getting much help from any of the sub industries, such as builders and mortgage makers. Just in the past few weeks, so called experts from the mortgage industry, the building industry, and the resale real estate industry have all been quoted as saying that the sky is falling.

Nice job guys!

And while real estate's reputation as the number one investment is on the ropes, the general media and other investment categories have stepped up their attacks on real estate value.

What do you need to know?
1. The Sky isn't falling

The real estate market always fluctuates. Real estate sales prices are largely determined by the principal of substitution and reflect the uniqueness of the property, at a specific point in time, competing against only those other similar properties that happen to be available for sale, at that point in time.
If there are many similar homes available at that time, there will be downward pressure on sales prices. As an expanding population absorbs the excess, competition for a dwindling resource will cause selling prices to escalate.

2. Real estate is unique

There's a reason that homes and real estate aren't traded like commodities on the Chicago Mercantile. They are too dissimilar. Even each tract home has a somewhat different location, orientation, lot dimension, proximity, and view.

3. There is no bubble

The value of real estate isn't driven by speculation; it's driven by its utility. If the economy moves away, such as in the rust-belt, that utility may decline. If high paying jobs are headed into a region, the value of the scarcest of all commodities, real estate will rise.

Increasing development costs absolutely guarantee that new construction will cost more than existing properties are selling for. This factor alone has caused many developers to mothball projects in the pipeline until shortages again push prices up.

4. Value is a complicated cocktail

Assessed value, appraised value, market value, replacement value, and selling price all mean something different. When the media says that real estate values are falling, they really mean that the prices people paid for a small number of homes, last month, was less than what a different group of people paid for a different assortment the month before.

5. There is always a baseline of demand

An increasing population must be housed. There is a natural ebb and flow, not a boom bust. At various times, demand outstrips supply; supply is increased until the surge recedes to baseline or below.

6. There is always a baseline of mortgage defaults

There will always be unforeseen circumstances that will bring some homeowners into default. Even in good economic times. And even with good mortgage loans. In an appreciating market, they are able to sell in a short period of time. So, in most markets, foreclosure activity has been below the historic baseline.

Now, it could increase, spiking a little to reflect those who can no longer survive on increasing equity and then may level out at baseline again. When the next rapid appreciation cycle begins, and it almost assuredly will, rates may fall back below the newly adjusted baseline.

7. There is no risk

Save the term risk for high stakes poker in Vegas. Buying real estate isn't inherently risky. But it isn't a get-rich-quick scheme, either. It's a formula for building long term wealth.

8. Real estate is a great way to build wealth

You have to live somewhere. If you rent, you are making some or all of someone else's mortgage payment. But even if you have to work two jobs and barely scrape by to make your own mortgage payment, you are building equity that over time will be quite substantial.

So, perhaps, don't believe every "the sky is falling" report or article. Educate yourself on the market and happy wealth home owning!

About Pensacola

This is our first post on our new blog so I'll start by describing some of the feautures about Pensacola that we believe makes our home so great!..


With beautiful weather and a bustling economy, the Florida coast is home to people from all walks of life. Pensacola, located in Florida’s Western Panhandle, offers a variety of activities in and out of the water to residents. With more than 50 miles of shoreline along the Gulf of Mexico, Pensacola provides public water access – including boat ramps and beaches – for boating, swimming, fishing, and other water sports. Other recreational opportunities are available at many of the area’s parks, recreation centers, and golf courses.

Pensacola enjoys a unique history that includes being part of five different nations – Spain, France, Great Britain, The Confederate States of America, and The United States of America. Residents celebrate the city’s founding with The Fiesta of Five Flags, an annual festival event held in the summer. Pensacola also boasts the Seville Historic District, one of the state’s oldest intact neighborhoods, and Old Christ Church, Florida’s oldest church built in 1832.

Downtown Pensacola also has a lot to offer residents and visitors alike. Numerous small shops are located in this historic area as well as assorted cafes, restaurants and galleries as well as antique stores and flea markets. University of West Florida, chosen by US News magazine as one of the nation’s best colleges and universities, is only one of the many excellent schools in the area.
